Fire Action Notice

The building operates an evacuate on alarm policy.

This means:

• If there is a fire in your own flat, you should leave immediately, closing doors behind you where possible, and call the Fire and Rescue Service.

• If a fire occurs elsewhere in the building, you should evacuate when the alarm sounds.

• Please make sure you are familiar with the Fire Action Notice displayed in the communal areas of the building.

Attach is a copy of the Fire Action Notice for the property. This notice sets out the evacuation procedure together with details of the Responsible Person and the competent person appointed to assist with the implementation of the fire safety measures.

The Fire Action Notice has been prepared using the information contained in the Fire Risk Assessment for the property.

Fire Doors

Fire doors are an essential safety feature. They are designed to slow the spread of fire and smoke, helping to protect residents and allowing time for safe escape.

Please ensure that:

• fire doors are never wedged or propped open

• doors are kept closed when not in use

• you do not tamper with door closers, seals or self-closing devices

• any damage to fire doors, including loose hinges or doors that do not close properly, is reported immediately to management

EMERGENCY EVACUATION FIRE SAFETY POLICY

This policy is provided in accordance with the Regulatory Reform (Fire Safety) Order 2005 and applies to all residents, visitors and contractors using the common parts of the building.

The fire risk assessment for the property states that the building has an evacuation strategy in the event of fire. Residents should therefore leave the building immediately if they become aware of a fire or, where a fire alarm system is fitted and activated, on hearing the alarm.

Your safety is a priority. Please read this document carefully so that you know what to do in the event of an emergency.

In the Event of Fire

1. Treat any sign of fire seriously. Stay calm and act immediately.

2. Raise the alarm if possible. If a fire alarm system and call points are fitted, activate the nearest call point. If no alarm is available, warn other occupants by shouting “Fire”.

3. Leave the building immediately. Do not stop to collect personal belongings.

4. Do not attempt to fight the fire. The priority is to evacuate safely.

5. Close doors behind you if possible. This helps slow the spread of fire and smoke.

6. Use the stairs and exit route only. Do not use any lift.

7. Assist others only if it is safe to do so.

8. Walk, do not run. Take care on the stairs and use the handrail where available.

9. Call 999 and ask for the Fire and Rescue Service once you are in a place of safety.

10. Do not re-enter the building until the Fire and Rescue Service says it is safe to do so.

Assembly Point

Once outside, move to a safe location at the front of the property, keeping well clear of the building and access routes for emergency vehicles.

• Do not stand close to the entrance.

• Do not block access for the Fire and Rescue Service.

• Make sure 999 has been called.

• Remain outside until the Fire and Rescue Service confirms it is safe to return.

General Fire Safety

All residents and occupiers must help keep the common escape route safe.

• Do not store any items in the communal hallways, stairs or landings. The escape route must be kept clear at all times.

• Do not store anything in electrical or meter cupboards.

• Flat entrance doors and fire doors must not be tampered with. Report any damage, faults or problems with self-closing devices immediately.

• Keep fire doors shut when not in use.

• Do not tamper with smoke detectors, or alarms.

• Do not overload electrical sockets and report any concerns about electrical safety.

• No smoking in the internal common parts. The fire risk assessment notes that no smoking signage is required.

• Residents should ensure that smoke alarms within their own flats are maintained and working properly.

Responsible Persons

Fire safety in the building is managed by the Freeholders.

For the purposes of day-to-day management and reporting, any concerns regarding fire safety in the common parts should be raised with:
